Residents whose property is on/adjacent to the brick wall surrounding the Stonebridge subdivision are legally responsible to maintain the brick wall behind their property. Leaning, broken, missing bricks, or gaps in brick wall sections must be promptly repaired by the property owner.
Brick wall repairs must be made with a similar size and color brick as used in the existing wall. No other type of material can be used to repair the brick wall besides brick. Repair construction must duplicate the existing wall design and dimensions in foundation, height, thickness, and column spacing as the existing brick wall. Repairs not meeting satisfactory standards will be legally forced to redo their repairs. No openings, portals, or additions may be created through or on the brick wall.
Notice: Some Stonebridge residents incorrectly believe that repairs and maintenance of the brick wall is the responsibility of SPOA or SNIBD. This is not true.
Each property owner is legally responsible for their section of the brick wall. Failure to repair or maintain the brick wall adjacent to their property will result in legal action against the property owner by SPOA. Not only will the property owner have to pay for their repairs, but they will also have have to pay additional court and attorneys costs as well if SPOA is forced to take legal action against them.
Keep in mind that many homeowner insurance policies will cover brick wall repairs, particularly if damage to the brick wall results from weather or high wind. Please contact SPOA here if you have any questions or need additional information.
